Small, family-owned business whose goal is to acquire, renovate, then resell homes in the Hillsborough, Pasco, and Manatee County areas utilizing local area vendors throughout the rehabilitation process.

Our success comes from years of involvement in each step of every potential investment opportunity. We begin each day by researching local foreclosure auction sites, local MLS listings, and other potential for-sale-by-owner leads in order to determine which properties would fit within our (or our investors) portfolio.

We then conduct our own hands-on inspection of any targeted properties and can provide accurate cost-to-cure estimates for damage we find at that time. This information proves valuable as a negotiation tool when submitting initial offers as well as replying to any subsequent counter-offers.

Strong investigative and negotiation skills are especially essential when dealing with auction foreclosures as many of these properties have liens attached for delinquent payment of HOA dues, 2nd mortgages, code enforcement fines, taxes, etc. that all contribute to the final ultimate cost of the investment opportunity and influence initial offering price.

Once a property has been secured, we personally interview, hire, and manage on-site all sub-contractors utilized with attention to detail at the forefront. We pride ourselves in not cutting corners when it comes to our rehabs with the final product being as good as new – if not better! Our goal for each investment has been a 20% R.O.I. and we have achieved a 100% success rate.

Typical renovation projects include: replacing all flooring, repairing / repainting all walls, doors, windows, ceilings; new kitchen & bathroom cabinetry; replacing kitchen and bathroom counters, replacing sinks & plumbing fixtures. New exterior paint, landscaping, fencing, & window/pool screening. Pool resurfacing and pool equipment replacement work hired-out along with any major repairs to Roof, A/C, Plumbing, or Electrical systems.
